Know — and what's recorded against it.
See the owner of record, recorded transfers, loans and liens with their release status, comparable sales, and valuation estimates on one dated property record. Built for lenders, title and escrow professionals, appraisers, agents, and investors doing due diligence on a single property.
Review a property the way you'd review a file
Ownership, loans and liens, sales history, valuation, comparables, and taxes are organized by tab on one property page. Fewer tabs open across county sites, tax portals, and spreadsheets. Coverage varies by property and location.
Ownership & Title
Owner of record, vesting and ownership type, whether the owner is an entity or an individual, and whether the property looks owner-occupied.
Ownership history
Recorded transfers where available: deed type, grantor, grantee, sale price, and whether the sale looks arms-length.
Sales & Transfers
In Ownership & Title: sales, transfers, and recorded documents in one history, newest first, so you can see how the property has changed hands.
Mortgages & Liens
Recorded mortgages, HELOCs, and other liens with original amounts, lenders, and dates, shown with and without a recorded release. Included with Pro Premium, Teams, Teams Premium, and Enterprise plans.
Comparable Sales
Recent nearby sales set against the property by size, age, and distance, so you can judge how a value compares.
Valuation
An estimated value from a data provider, labeled as an estimate and dated.
Tax history & assessments
On the Overview: assessed value, tax year, and annual tax amount.
Parcel, Mailing & Legal
APN, lot and block, subdivision, legal description, lot size, and the mailing address for tax bills, where available.
Neighborhood
U.S. Census Bureau data for neighborhood and area context, where available.

Valuation estimates, labeled as estimates
We don't generate our own valuation. The Valuation tab shows an automated estimate from a data provider, labeled as an estimate and dated by the snapshot it came from. Ask the AI co-pilot what a range means or how the estimate compares with the comparables.
Labeled as an estimate
A valuation estimate is not an appraisal. The tab labels it as an estimate and shows the range where the data provider supplies one.
Read it against the comparables
Set the estimate beside recent nearby sales on the Comparables tab. The AI co-pilot can explain how the two relate.
Dated snapshots
Every completed pull is saved as a dated snapshot. When you run Update Data, the newer estimate is saved beside the earlier one, so you can see how it has moved.

An AI co-pilot that answers from the saved record
Ask about ownership, loans and liens, taxes, and sales history. The co-pilot answers from the property's saved record, the same one you see on screen, and tells you when something isn't in it.
- Plain-English questions about the property you're viewing
- Answers from the property's saved record
- Tells you what's missing instead of guessing
Your AI co-pilot, on every property page
Ask what a deed type means, what a recorded loan implies, or what changed between two sales. The co-pilot answers from the same saved record you see on screen, and says so when the record doesn't have it.
Navigate
Ask where something is, such as "the most recent lien" or "the 2018 sale", and the co-pilot can point you to the tab that holds it.
Interpret
Plain-English explanations of vesting language, deed types, and recorded loans and liens, and of what a valuation estimate does and doesn't tell you.
Summarize
Ask for a short summary you can share with a partner, client, or committee. It lives in the chat and isn't saved to the property.
Name the gaps
When the record doesn't have what you asked for, the co-pilot says so and points you to what to check next.
Ask the property record a question.
The co-pilot is available on any property page once you've pulled its data. Sign up to use it on your next search.
For professionals who need to understand one property
Loan officers
Check the owner of record, then review ownership history, comparables, valuation estimates, and recorded loans and liens before you advance a file.
Real estate investors
Review ownership history, mortgage position, and tax context before you make an offer. Sales & Transfers, in Ownership & Title, shows how long the owner has held the property and what the last sale was.
Agents & analysts
Prepare a property briefing from one saved record: sales history, comparables, valuation, and taxes in one place, then share it as a PDF report.
