What is PropertyInsight?
PropertyInsight is a due diligence and intelligence platform for real estate professionals. It puts ownership, mortgages and liens, taxes, and sales history on one dated property record, with an AI co-pilot that answers from it.
Who is PropertyInsight designed for?
Real estate professionals: loan officers and processors, agents and brokers, investors and analysts, title and escrow professionals, attorneys, and appraisers. If you need to understand a specific property before you act, it is built for you.
What's included in each property search?
A completed property search creates a dated data snapshot. It can include ownership and vesting details, sales and transfer history, lien and mortgage data, tax assessments, building and site details, valuation context, comparables, and neighborhood context - depending on what's available. The full Mortgages & Liens tab is a Premium feature. Recorded document images can be purchased where offered. Reopening that saved snapshot is free; Update Data creates a new snapshot and uses one new search.
What can the AI assistant do?
When you open a property, you can ask plain-language questions like "Which liens have no recorded release?" or "Summarize the ownership history." The AI co-pilot answers from the property's saved record, leads with the answer, and tells you what it could not find.
Is the AI assistant accurate?
It answers from the property's saved record, the same data you see on the page, and tells you when something isn't there. This is research, not a title commitment or a licensed appraisal. Confirm critical facts with a licensed provider before you rely on them.
How do I get access to AI features?
After an $8 pull, you can Ask about that property. No subscription required for that Ask. Subscription plans include AI-token allowances. See Pricing for offered allowances and capabilities, and Billing for your current allowance. MCP AI Channel lets Claude or Cursor read property records you already saved. Asking on the property page works after a pull, including pay-as-you-go.
What plans do you offer?
Pay-as-you-go is $8 per completed property pull with no subscription. After an $8 pull, you can Ask about that property. No subscription required for that Ask. Individual, team and enterprise subscriptions are available. See Pricing for current offers, prices, seats and included allowances. Your Billing page shows your existing subscription terms.
How do search credits work?
Finding an address and reopening saved data are free. One search is counted after you confirm a new property-data pull or Update Data request, at least one source refresh succeeds, and the dated snapshot is saved. Included pulls and additional charges follow your subscription terms. Allowances renew with the verified subscription billing cycle and do not roll over. See Pricing for offered allowances and Billing for your current allowance.
Can I change my plan?
Yes. Upgrades take effect immediately, and you'll be prorated for the remainder of your billing period. Downgrades take effect at the start of your next billing cycle. You can manage your plan from the Billing section in your account settings.
How do I add team members?
Team owners and administrators can invite members by email from team settings, within the organization's paid-seat or contracted limit. See Pricing for current team and Enterprise offers. Paid-seat changes and current subscription terms appear in team billing settings.
Where does your data come from?
PropertyInsight builds each property record primarily from commercial data providers, adds public records when they are available, and uses U.S. Census Bureau data for neighborhood and area context. Every completed pull is saved as a dated snapshot, and when something isn't in the record, we say so instead of guessing. Coverage varies by property and location. PropertyInsight is research to support your own due diligence - not a title search, title commitment, appraisal, or legal opinion - so confirm decision-critical facts with the county office or a licensed professional.
Is my data secure?
Yes. All data is encrypted in transit and at rest. Access is isolated at the database level so your data is separate from other users, and all authentication and permissions are enforced centrally. Your account access is scoped and secured through the platform's authorization model.
How do I cancel my subscription?
You can cancel your subscription from the Billing section in your account settings. Your access continues through the end of your current billing period, and your plan simply does not renew after that. Payments are non-refundable.
How can I contact support?
You can reach us at [email protected] or through the contact page on the website. Enterprise customers receive a dedicated support contact.
Can I use PropertyInsight for tenant screening, employment, or credit decisions?
No. PropertyInsight.ai, LLC is not a consumer reporting agency, and nothing PropertyInsight.ai provides is a "consumer report" under the Fair Credit Reporting Act. You may not use it as a factor in establishing any consumer's eligibility for credit, insurance, employment, housing or tenancy, or admission. PropertyInsight reports facts about property - ownership of record, recorded instruments, liens, and taxes - not assessments of people. Our full position is set out in our Disclaimer.
Is this a title search?
No. Our title chain analysis is an informational reconstruction from the public records available to us - it is not an abstract of title, a title search, a title commitment, a title opinion, or title insurance. A chain that looks clear here can still be defective. For a transaction that depends on clear title, engage an approved title provider or a real estate attorney. See our Disclaimer for the full statement.
What happens when data is missing?
When something isn't in the record, PropertyInsight says so. Missing facts are not guessed or filled in. The AI co-pilot names what it could not find and what to check next, usually the county assessor, recorder, or treasurer. Update Data saves a newer snapshot beside the current one and shows its cost first.
Is PropertyInsight a lead generation tool?
No. PropertyInsight is a due diligence and intelligence platform for understanding a specific property. It doesn't sell lead lists or outreach tools, and it isn't built for prospecting.
